Our Process

The identification of profitable sites involves extensive research and a good understanding of planning rules. We also leverage relationships with Buyers Agents and Real Estate Agents who act as our eyes and ears on the ground.

When a site meets our initial criteria we enter a thorough due diligence process which includes our Architect and Town Planner conducting a review and a meeting with the Council planner. Other consultants may be engaged at this stage depending on the complexity.

We analyse the financial viability of a development project on the chosen site, considering construction costs, projected sales revenue, and potential profit margins. A detailed financial model is developed and socialised with our finance broker and accountant for review and input.

Our projects are financed through a combination of debt and equity. The debt solution is curated in partnership with an Australian leader in commercial property finance and the equity component is sourced through Joint Venture and Sophisticated Investors.

Negotiations focus on agreeing the most favourable price and terms and where possible we seek to achieve a win-win outcome for all parties.

After securing the property we begin the design process with our Architect, Town Planner, Civil Engineer and a range of other consultants. Typically the steps to securing DA approval include Lodgement, an RFI process with the council, resubmission of the design and accompanying reports depending on the extent of Council’s concerns, and ultimately DA approval

When the DA has been approved by Council they issue a Notice of Determination which includes prerequisities for obtaining the Construction Certificate. The prequisites must be addressed before the Construction Certificarte is issued. Then Construction can start.

The Sales and Marketing of the project can be subject to several different approaches. Regardless of the approach Aveline's goal is to secure the highest sale prices possible and to achieve that we partner with Sales & Marketing Agents with proven track records.
